What is the process of buying a house?

How do we place an offer on a property?

Once you have viewed a property, you simply need to call or visit your local office to put your offer forward. This is the first crucial step in buying a house. In order to register your offer, we will firstly confirm we have the right contact details for you, then we will check the information we have regarding your current position on how you will be paying for the property for example mortgage purchase, cash purchase, cash from sale.

This is important information that we must pass onto the seller when relaying your offer to help them make an informed decision on whether to accept your offer or not.

What is Financial Qualification?

This involves a quick chat with our in house financial team to check that all the funds needed to buy a house are ready to go to ensure a smooth sale! We aim to ensure all offers are financially qualified within 24 hours.

What happens if there are multiple offers on a property?

We will inform you in a case of multiple offers and ask for your best and final offer. As properties are in high demand right now, we are experiencing multiple offers on each property, so it is more important than ever to go in with a strong offer and ensure your finances are in place before viewing properties.

What factors will the vendor take into account when deciding upon an offer?

A seller will take into account multiple factors when deciding whether to accept an offer, including the position of the buyer such as do they have a house to sell, are they SSTC (sold subject to contracts) etc. They will also take into account the amount offered and how these funds are raised e.g. cash from sale, mortgage etc.

What happens next?

Once the seller has decided who they would like to proceed with, we will inform all parties involved as to whether they have been successful or not. For the lucky purchaser whose offer is accepted, we will require Solicitor details to create a document called the ‘Memorandum of Sale’ or MOS which gets the ball rolling! You are on your way to buying a home!
